r ' y Subdivision Application—City of Orono
Apri120,2010
Page 3
level of Lo2,which brings the total parking on the Lot 2 to 26 cars. The lower level
parking will be used by the bowling alley located on Lot 1.
Existing upper level parking spaces for Lot 1,the west lot, will total and remain at 27
cars. Lower level parking for Lot 1 will total and remain at 51 cars. Tota1 paking for
Lot 1 will be 78 spaces.
GRADING AND DRAINAGE
Our submittal includes a grading a.nd drainage plan which hasbeen developed by our
civil engineer from our office, William McCombs, working with both the Orono City
Engineer and the Watershed District. Although both the Watershed District and the city
engineer's interpretation has been that the entire site is considered impervious, including
the area that is now a gravel parking lot on the east end of the upper level,we are
proposing to add a sma11 retenton pond for storm water on the southeast corner of the
upper level of Lot 2. The final grades for the upper level parking lot will be very close to
the present grades and will slope in the same general direction.
LANDCAPE PLAN
A landscape plan has been prepared and submitted as a part of this application which
shows landscaping in the form of trees, shrubs, and ground cover being added along the
north and east side of the property between the edge of the parking and the property line. .
The existing retaining wa11 that divides upper from lower level on the east side of Lot 2 .
will be replaced with a new retaining wa11 which will incorporate landscape shrubs in its
two-tiered design.
CONCLUSION
Thank you for giving this application your consideration. If you hve que5tions or need
additional information, please feel free to contact me.
Sinc ely,

Dennis Bariy,AIA
The Dennis Batty&Associates Group,Inc., Arc itects and Planners
Ena

APR 21Z010
CITY OF ORONO
