� <br /> e Subdivision Application—City of Orono � <br /> Apri120,2010 <br /> Page 2 <br /> SCOPE OF THE APPLICATION . <br /> This is a request for consideration and authorization to make the following changes, � <br /> addition and improvement to the site. - ` <br /> l. Class II subdivision. Subdivide the existing parcel of land into two separate lots <br /> thus reducing the number of variances required to develop the entire parcel. <br /> 2. New building. Add a 5,500 square foot two-story building on the east parcel of <br /> � land along with related parking and landscaping. <br /> 3. Ezisting building. The existing building on the west parcel of land will be left as , <br /> is with no substantive change planned except for additional landscaping. <br /> SPECIFIC APPLICATION REOUESTS <br /> The application makes the following specific requests. <br /> � 1. A class II subdivision of the property into two lots. Lot 1,the west lot containing <br /> the existing building will be 45,611 square feet. Lot 2,the east lot will be 23,070 <br /> � square feet. <br /> 2. A variance in hardcover for Lot 2,the east lot,from 30%to 49.4%. <br /> 3. A variance in required parking for Lot 2,the east lot,from 28 to 16. <br /> 4. A variance in require parking setback along Shoreline Drive from 20' down to 3'- <br /> 6" � <br /> 5. Lot 1 will remain as is with its structural coverage and hardcover remaining as <br /> they are currently. <br /> PROJECT DESCRIPTION <br /> The 5,500 square foot two-story building will be constructed of masonry with aluminum <br /> and glass storefront window system, and with a minimal pitch steel joist and metal deck <br /> roof structure. The new fascia which will be the background for signage above storefront <br /> window will be EIFS. Fabric awnings will be placed over all widows. The back of the <br /> existing buildiz�g will be painted with a matching color scheme. A retaining wall will be <br /> built along the south edge of the�upper parking area. Th�expanded parking areas will be <br /> paved with asphalt paving and bordered with concrete curb and gutter. T`he narrow area <br /> to the north and east of the parking lot will be landscaped. <br /> PARKING REQUIREMENTS <br /> The following is a brief discussion of the parking requirements. � <br /> Orono city ordinance requirement for parking for retaiUoffice space is one space for each <br /> 200 gross square feet of floor area, or one space for each 150 net square feet. Using the <br /> requirement of one space for each 200 gross square feet for the proposed 5,500 square <br /> feet of new retail space would yield a requirement of 28 spaces for that portion of the <br /> project. The proposed layout will provide 16 new parking spaces on the upper level of <br /> Lot 2,the east lot. An additional 10 spaces of existing parking will remain on the lower <br /> R���IV�� <br /> � APR 21 2010 <br />
