It also calls for preservation of significant views. The view of the wooded <br /> - slope on the north and west sides of the property would be considered significant. <br /> , (2) Compliant with the zoning code, including any conditions imposed on specific conditional <br /> � uses; <br /> The south 30 feet of the retaining wall on the west side of the property is too close to the top of the <br /> bluff. The south end of the waZ1 needs to be shifted east 20 feet. This can be easily done without <br /> disrupting the rest of the plan for this area. <br /> : There are specific conditions in the shoreland regulations for this type of conditional use permit. The° <br /> conditions relate to erosion control, which will be addressed by the Storm Water Pollution <br /> Prevention Plan (SWPPP) required by state and/or local regulations. <br /> (3) Adequately served by police,fire,roads, and storm water management; <br /> The grading will improve storm water management by creating rain gardens to absorb some of the <br /> , site runoff and to slow down the flow where runoff over the bluff is concentrated in one location. The <br /> g�-ading will also facilitate the construction of a cistern that will make it easier for the Fire <br /> Department to fight a fire on the property. <br /> (4) Provided with an adequate water supply and sewage disposal system; <br /> The grading would have no impact on the water supply and the sewage disposal system for the area. <br /> � (5) Not expected to generate excessive demand for public services at public cost; <br /> The fees paid by the applicant and the consultant costs billed to the applicant should cover the City's <br /> costs to review the conditional use permit application and, if approved, to issue the permit and � <br /> monitor the project. The applicant will be required to pay for the repair on any City property <br /> damaged during the project. <br /> (6) Compatible with the surrounding area as used both presently and as it is planned to be used in <br /> ' the future; <br /> Because the grading will be confined to the area on the top of the bluff, the sign�cant changes <br /> should not be visible off the property. <br /> (7) Consistent with the character of the surrounding area,unless a change of character is called <br /> for in the Community Management Plan; <br /> The character of the east end of Long Lake is primarily woods with only a glimpse of the house. The <br /> grading will not change that for this property. From off the property the house is barely visible. The <br /> grading wi11 not change that. <br /> (8) Compatible with the character of buildings and site improvements in the surrounding area, <br />
