With the home styles and floorplans submitted and attached�the <br /> average total floor area is 5,208 square feet This is assuming full basements, <br /> whether finished or unfinished and inciuding beneath the garage,as well as <br /> full second floors. These opti.ons may not be included in all plans,depending <br /> on the desfres of the builders and buyers,and because of the pitch of the roof <br /> on some of the home options. However,we have calculated the maximum <br /> floor area possible with each home design in order to receive approval to <br /> build out each home fully. Wfth those average square footages,the Average <br /> F.A.R proposed by Lake West is 0.782. Had we drawn the lot lines to the <br /> centerline of the prfivate street,that average ratio would be 0.659. And had <br /> the lots encompassed the wetland buffer,wh[ch is allowed,the ratio would <br /> come down even further and be close to the required ratio of 0.5 (on average, <br /> not on every lot). The reasons we prefer to keep the Iots small and the <br /> common areas maintained by associatlon were described in the primary <br /> narrative. <br /> Hardsurface Coverage <br /> The average hardsurface coverage,using the average lot size of 6,661 square <br /> feet,the average footprint of the three pians submitted of 1,660 square feet, <br /> and an average driveway size of 700 square feet(35'X 20'},is proposed to be <br /> 35.4%. This number is derived without extending the lot lines into the <br /> wetland buffer,or to the west in Block 3. <br /> Tr�il <br /> Due to the same topographical challenges,we have elected to show the <br /> proposed trail looping the southern portfon of the site-around Phase II-so <br /> as not to construct retaining walls within the wetland buffer area of Phase I. <br /> Additionally,because Phase II will likely be developed with a multi-family <br /> bui�ding and not fndividual lots,there is more space available than if it was <br /> constructed behind each home on the south side of Phase I,and the <br /> mafntenance of the trail will be easier to uphold in that area without <br /> disturbance to indfvidual homeowners (and without the risk of each of them <br /> trying to maintain it in some form). <br /> Ho�les <br /> The architectural style chosen by Lake West's designer is considered <br /> Cottage/English Cottage,with shake and stone siding as the main elements on <br /> the prominent elevations, Traditlonal and arched windows will be featured, <br /> and the homes with front loadiag garages wfll be of a simffar styie as those <br /> shown on the conceptual elevarions. <br /> �����a`��� <br /> APR Q 1 201� <br /> CITY OF ORONO <br />
