PUD's allaw and <br /> encourage variety,efficiency,density transfer,etc., and we believe this these <br /> applicahons meet the intent of the City's zoning ordinance and comprehensive plan. <br /> 1'he three variations are the following: <br /> • Floor Area Ratio exceeding 0.5 per lot <br /> • Hardsurface Coverage exceeding zoning ordinance requirements <br /> • Homes above 2�fi stories <br /> Please bear in mind that the property's underlying zoning ordinance is RR-1B, <br /> requiring a minimum lot size of two acres.
