FILE#�16-3799 , <br /> February 11,2016 <br /> Page 2 of 6 <br /> Revised Plans <br /> At its January meeting the Planning Commission considered the magnitude of the necessary <br /> variances and suggested that applicant reduce the size of the proposed addition to make it less <br /> than Z,000 s.f. in footprint area, eliminating the need for Oversize Accessory Structure variances. <br /> It was also suggested that the rearward extent of the addition be reduced to ailow far continued <br /> access to the existing sewage pump tank located behind the building. Finally, applicant was <br /> advised to pro�ide additional written cietail regarding the practical difficulties in suppart of the <br /> application. <br /> The applicants have submitted a revised proposal for a 221 s.f. addition to the existing 718 s.f. <br /> accessory garage/storage building located near Spates A�enue.The new proposal eliminates the <br /> covered walkway to the east side of the buildtng and reduces the size of the covered deck <br /> adcfition to 10'x 22.1', resulting in the building being 42.5'x 22.1' or 939 s.f. <br /> With the proposed accessory building being less than 1000 s.f. in area, it no longer is subject to <br /> the Oversize Accessory Structure (OAS}provisions, eliminating those variances. <br /> As noted in lanuary,the existing structure is nonconforming in location, being 1} nearer the front <br /> lot Iine than the existEng residence; 2) focated Z2'from the street lot line where a minimum 50' <br /> setback woufd be required for any structure;and 3�lacated as near as 4.1 feet from the west fot <br /> line, where a 10' setback would be required for an accessory structure of this size. <br /> Additionalty, the property is technicalfy a `through lot' because it has frontage on Spates Avenue <br /> and backs up to undeveloped Grand Avenue, requiring accessory structures to meet principal <br /> structure setbacks.
