r � NIINUTES OF Tf� <br /> ORONO PLANNING CONIlVIISSIOI�i MEETING <br /> Monday,June i5,2015 <br /> 6:30 o'clock p.m. <br /> Leskinen stated in her view this is the right spot in Orono for higher density but that in this particular <br /> development the units are too close together aud wrthout any yazd space, Leskinen stated she is not sure <br /> if the fire chief wi11 approve of how close the units are together. <br /> Schoenzeit stated if the units are going to have aIl the same architectural features, in his view that will <br /> also be against the typical Orono character. <br /> Gonyea stated in his view twin homes or a similar product could be done on the site,but that most people <br /> do not like to hear ti�eir neighbors on the other side of the wall. Gonyea stated given the constraints of the <br /> lot,there is not a lot of room to wiggle around on this site. Gonyea statsd he understands this is not the <br /> perfect answer but that this is a tight si�te and that they are limited on the egress. Gonyea indicated he <br /> would prefer to pursue a plan like this but that he is hearing that it might not be approveci. <br /> Schcenzeit stated in his view the developer will need to sell the City on what hig}i dez�sity looks like. <br /> Schcenzeit noted the developer is depicting four units per acre and this site is guided for seven ta ten <br /> units. <br /> McGran�n stated he would be willing to look at othez similar develo�ments in addition to the development <br /> in Wayzata. <br /> Peterson stated they did struggle with the density and that they were not interested in 7 to 10 units per <br /> acre. C�rrent�y 10 percent of the market is multi-family,and what occurs with that type of davelopraent <br /> is a more boxy appea.rance. Peterson stated the homes in this development are 35 feet wide and 75 feet <br /> deep,which lay out nicely with the wetlands. <br /> Landgraver stated the deveioper may also want to focus on more than one type of client.
