Gaffron noted the applicants would only be allowed a sink <br /> without a variance. <br /> Tim Becker, Applicant, stated he is here tonight to answer any questions the Planning Commissioners <br /> might have and that he is fine with Staff's recommendations. <br /> Chair Leskinen opened the public hearing at 7:33 p.m. <br /> There were no public comments regarding this application. <br /> Chair Leskinen closed the public hearing at 7:33 p.m. <br /> Leskinen indicated she does not have a problem with the application as long as the covenant is filed on <br /> the chain of title. <br /> Landgraver moved, Schoenzeit seconded,to recommend approval of Application No. 16-3821, Tim <br /> and Mary Becker, 1565 Fairview Cottage Lane, granting of a conditional use permit, subject to the <br /> property owner executing a covenant restricting its use as a guest house or used for a home <br /> occupation. VOTE: Ayes 5,Nays 0. <br /> 5. #16-3822 CURT FRETHAM OF LAKEWEST,LLC,3245 WAYZATA BOULEVARD <br /> WEST, COMPREHENSIVE PLAN AMENDMENT, REZONING FROM RR-1B RURAL <br /> RESIDENTIAL DISTRICT TO RPUD, RESIDENTIAL PLANNED UNIT DEVELOPMENT <br /> DISTRICT, AND CONCEPT PLAN/PRELIMINARY PLAT APPROVAL, 7:35 P.M.— 10:00 P.M. <br /> Curt Fretham, Applicant, was present. <br /> Gaffron stated the applicant is requesting the following approvals for a proposed 27-lot single family <br /> residential development: <br /> 1. Amendment of the Orono Comprehensive Plan (CMP)to allow development of the property at a <br /> density of approximately 5.5 units per developable acre for this property which is guided in the <br /> CMP for development at a density of 10-15 units per acre, and to allow single-family dwellings in <br /> place of the multi-family dwellings currently guided in the CMP; <br /> 2. Preliminary plat approval far a 27-lot single-family residential subdivision; and <br /> 3. Rezoning to Residential Planned Unit Development(RPUD). <br /> The property is the former Eisinger site and is located on the south side of Wayzata Boulevard, north of <br /> the new Highway 12 corridor.
