-v <br />MINUTES OF THE <br />ORONO 2012 LOCAL BOARD OF APPEAL AND EQUALIZATION <br />Wednesday, April 18, 2012 <br />7:00 o'clock p.m. <br />McMillan noted this meeting is for the home valuation and that the truth -in- taxation meeting is held in <br />November which deals with property taxes. <br />LaBelle stated she was not told that in November and was instead told that because she did not contest it <br />last year, she was out of luck. <br />Kunik stated there apparently was some confusion as to whether she was speaking to them about <br />valuation or taxes. <br />LaBelle stated she was told that she had the option to hire a lawyer if she wanted to contest the increase. <br />LaBelle indicated she does not understand the .process. <br />Kunik asked if the property value for 2012 is incorrect in her view. Kunik noted there is not a direct <br />correlation between the property valuation and the city taxes. <br />LaBelle stated she believes her valuation and taxes are incorrect. <br />Kunik noted he cannot deal with the taxes. The assessor's office sets the value of the property and the <br />value is based on comparable sales during the one year time frame noted earlier. Kunik indicated he <br />would be happy to review her property again and see what other sales might have occurred. <br />LaBelle asked if she should discuss her taxes in November of this year. <br />McMillan stated that is the time the City holds their truth-in- taxation meeting. <br />LaBelle stated they did schedule a time to appear down at Hennepin County and then called the city <br />assessor. <br />McMillan asked if her valuation also increased at that time. <br />LaBelle indicated it increased from $521,000 to $648,000. <br />Loftus stated. if her value increased by 30 percent, this is the place to discuss the valuation of the property <br />if she does not feel that is correct. <br />Kunik indicated he would inspect her property and determine whether the valuation is correct given the <br />comparable sales. Kunik indicated he will call Ms. LaBelle and set up an appointment to inspect the <br />property., <br />3. WILLIAM AND NANCY BOCKMANN,1130 LOMA LINDA AVENUE, <br />PID# 08- 117 -23 -23 -0012 <br />Bockmann stated his 2010 value was $956,000 and his taxes were $10,071.54. The valuation for 2011 <br />was $954,000 and the taxes were $11,325.58. Bockmann noted his taxes have increased 12.5 percent <br />despite a flat property value. For 2012, the property valuation is $746,000, which means the assessed <br />value has decreased by 21.8 percent. Bockmann stated it is not right to pay taxes based on an inaccurate <br />property value and to pay higher taxes on something that has not increased in value. • <br />Kunik asked if he has an appraisal that says the value is inaccurate. <br />Page 2 <br />
