' � �� • � <br /> . � O� <br /> O O <br /> `� C ITY of ORONO <br /> b' ^ A- <br /> � � ' <br /> '�' RESOLUTION OF THE CITY COUNCIL <br /> '�,�.L .�,G _ <br /> �kESH04 NO� 3120 <br /> A RESOLIITION GRANTING <br /> pggLTMTNARy APPROVAL OF A . <br /> � 2-LOT PI,AT I,OC�TED AT <br /> 3060 SIXTH AVENDE NORTH <br /> FILE NO. 1730 <br /> WHEREAS, Greg Malik (hereinafter "the applicant") on March 30, <br /> 1992 filed a formal subdivision application with the City for approval of <br /> two-lot residential plat of property .legally described as follows: <br /> Refer to Exhibit A, (hereinafter "the property" ) ; and <br /> • WHEREAS, after due published and mailed notice in accordance with <br /> Minnesota Statues 462.358 et. seq. and the City of Orono Zoning and <br /> Subdivision Codes, the Orono Planning Commission held a public hearing� on <br /> •April 20 , 1992 at which time all persons desiring to be heard concerning <br /> this application were given the opportunity to speak thereon; and <br /> WHEREAS, at their regular meeting held on May 11, 1992 the Orono <br /> City Council considered the subdivision application of Greg Malik, noting <br /> the following findings of fact: <br /> l. The property is located within the RR-1B Single Family Rural <br /> Residential Zoning District requiring a minimum of� 2 acres of <br /> contiguous dry buildable land within each newly created lot. The <br /> property contains a total of approximately 6.04 acres and .62 <br /> acres is designated wetland area. <br /> 2. The proposed plat contains two lots each meeting the required two <br /> acres of dry contiguous area within each lot as follows: <br /> � Lot 1 = 2.84 acres <br /> Lot 2 = 2.00 acres � <br /> 3 . Hennepin County, in a report dated April 14, 1992, approved the <br /> location of a new curb cut for a future shared drive that will <br /> serve as a single access to both residential lots. <br /> 4. Each of the lots has been found to have � suitable area for both <br /> principal and alternate on-site sewage treatment sytems per <br /> • a report by S.
