The existing progerty c4ntains appraximately 246.9' of frontage on <br /> Watertown Raad� and has a defined width at the lOQ' frqnt setback Iine <br /> of approximately 430'. Prop4sed Lot 1 will have � appr�ximately I92' <br /> of frontage on Watert�wn RQad and a defined width of 380'. Lot 2 <br /> requzres a variance because it does not have frontage on a public <br /> r4ad. Proposed LQt I. contains mqre than 5 acres in cantiguous dry <br /> buildable area and is not subject t4 testing far tuture drainfield <br /> sites as part +of the subdivision proaess. Preliminary soil borings <br /> have been completed f4r Lot 2 and indicate that suitable sites for <br /> mound systems likely exist within the proposed boundaries of Lot 2. <br /> Addi.ti4nal soi1. b4rings and percolation tests are required for Lot 2 <br /> to verify speaific drainfield sites before final plat apgroval will be <br /> granted. <br /> .
