It has the appearance of a rambler although <br /> there is a room over the garage. The roof has a 3:12 pitch. It is constructed on a crawl space. <br /> The screen porch on the northwest end of the house was added it 1984. The porch required <br /> setback and hardcover variances (#815). A condition of approval of these variances was that <br /> the runoff from the roof be directed to a drainfield. <br /> The proposed house would be constructed on the existing foundation with the addition of an <br /> open porch on the entry side. There would be a second floor over the southeast half of the <br /> house, although the portion over the garage would resemble a half story. The ridgeline of the <br /> roof over the northwest half would be about 12 feet higher than the ridgeline of the existing <br /> house. Peak height of the proposed house would be 32.6 feet. When <br /> the curnulative value of alterations exceeds 50 percent of the value of the struciure the entire <br /> structure must be brought into conformance with the floodplain regulations. The Sta.te statute � <br /> that provides for exact replacement of non-conforming structure allows a City to require <br /> compliance with the floodplain regulations. For this house compliance would require raising <br /> the floor of the crawl space and garage.
