Staff would point out that the staircase on the proposed patio is wider than the <br /> minimum required staircase. Therefore staff would suggest a reduction in the width to <br /> the minimum width of 4'. Additionally, should the patio staircase exceed 4 risers in height <br /> a hand rail is required by Building Code. The property owner has been advised by Staff <br /> that planter and/or the hand rail cannot exceed 42" in height within the average <br /> lakeshore setback. Revised plans should be submitted if this requirement cannot be <br /> met. <br /> Issues for Consideration � <br /> 9. Reduction of the proposed 17' x 6' patio stairs by 78 s.f. for a minimum width of 4' <br /> will result in a 24 s.f. staircase. . Should the applicant be directed to revise their <br /> staircase in order to lower the proposed hardcover? . <br /> 2. Are there any other issues or concerns with this application? <br /> Staff Recommendation <br /> Planning Staff recommends approval of the application. The plans should be revised to <br /> reflect a reduction in the patio stair width to address excess hardcover. <br /> 4 <br />
