r i <br />O <br />O O <br />CITY of ORONO <br />RESOLUTION OF THE CITY COUNCI L <br />S'40 NO. 3015 <br />A RESOLUTION GRANTING <br />PRELIMINARY APPROVAL OF A PLAT AT <br />700 OLD CRYSTAL BAY ROAD NORTH <br />FILE NO. 1668 <br />WHEREAS, the City of Orono (hereinafter "the applicant") on <br />July 25, 1991 filed a formal subdivision application for approval of a <br />2 lot residential plat of property legally described as Lot 2, Block <br />1, Willow Properties Addition, Hennepin County, Minnesota, <br />(hereinafter "the property") and; <br />WHEREAS, after due published and mailed notice in accordance <br />with Minnesota Statues 462.358 et. seq. and the City of Orono Zoning <br />and Platting Codes, the Orono Planning Commission held a public <br />hearing on August 19, 1991 at which time all persons desiring to be <br />heard concerning this application were given the opportunity to speak <br />• thereon; and <br />WHEREAS, at their regular meeting held on September 9, 1991 <br />the Orono City Council considered the subdivision application as <br />proposed, noting the following findings of fact: <br />1. The property is located within the RR -1B Single Family <br />Residential Zoning District requiring a minimum of 2 acres <br />of contiguous dry buildable land within each newly created <br />lot. <br />2. The property contains a total of 16.5 acres. .9 acres <br />consists of wetland areas located at or below the 1017.7 <br />elevation. <br />3. The proposed plat contains 2 lots each exceeding the 2 acre <br />minimum lot area requirement. <br />4. The property will be served with municipal sewer and water <br />and still be developed at current RR -1B standards. <br />5. Lot 1, Block 2 may be developed under B-6 zoning based on <br />directives of Comprehensive Plan Amendment No. 2. Current <br />PUD ordinance Section 10.53 for Highway 12 corridor would <br />not allow development of Lot 1, Block 2 as a PUD as property <br />does not meet 5 acre requirement. If property is to be <br />developed under a PUD, future owner must acquire additional <br />contiguous land. <br />Page 1 of 4 <br />
