Ke11y on April 27, 1990 filed a <br /> formal subdivision application with the City for approval of a 2- <br /> lot residential plat of property legally described as Tract T, <br /> Registered Land Survey #461, Fi1es of the Registrar of Titles, <br /> Hennepin County, Minnesota, (hereinafter "the property") and; , <br /> WHEREAS, after due published and mailed notice in <br /> accordance with Minnesota Statues 462.358 et. seq. and the City <br /> of Orono Zoning and Platting Codes , the Orono Planning <br /> Commissian held a public hearing on May 21, 1990 at which times <br /> a11 persons desiring to be heard concerning this application were <br /> given the opportunity to speak therean; and <br /> WHRRF.AS� at their regular meeting held on June 11, 1990 <br /> • the Orono City Council considered the subdivisian application of <br /> the Carol J. Kelly (hereinafter the "subdivider") , noting the <br /> fol lvwing findings of fact: <br /> l. The property is located within the LR-1C Single Family <br /> Lakeshore Residential Zoning District requiring a minimum of <br /> 1/2 acre of contiguous dry buildable land within each newly <br /> � created lot. <br /> 2. The property cantains a total of approximately 1.09 . <br /> acres, all of which is considered dry buildable 1and. <br /> � 3. The proposed plat contains 2 lots meeting the required <br /> 1/2 acre dry contiguous lat area requirement. <br /> 4. Each lot meets the required 1ot width to the rear of the <br /> front yard setback line at 30 ' : <br /> Lot 1 - the only 1ega11y recognized riparian 1ot meets <br /> the required lot width of 100' at the 75' lakeshore <br /> setback line. <br /> 5. Each lot can be residentially developed without the need <br /> for variances to the LR-1C standards. <br /> 6.
