At a minimum the City Engineer's recommendation � <br /> regarding Best Management Practices for erosion and sediment control should be adopted. <br /> Park Dedication � <br /> Dedication of land for park purposes is not desired. A park dedication fee for Lot 1 will be <br /> paid instead. <br /> Drainage <br /> The wetlands are part of the public drainage system. The-plat should include a drainage <br /> easement over the wetlands. The platting process triggers the requirement for establishment <br /> � of buffers and easements for wetland protection: The plat will also be subject to a Storm <br /> Water and Drainage Trunk Fee. � <br /> Proposed House on Lot 1 � � <br /> Approval of the plat does not include approval of the proposed house shown on Lot 1. Staff <br /> would note the tennis court would require a 50 foot setback from the east lot line. <br /> Are there any other issues or concerns with this application? . . <br /> Staff Recommendation . <br /> If the Commission determines Fox Slreet is the appropriate access for Lot 1, Planning Staff <br /> recommends approval subject to: <br /> 1. The applicant demonstrating there is adequate sight distance for the driveway for the <br /> new lot. ' . <br /> 2. Submission of a revised�grading plan addressing the City Engineer's first, fourth, and <br /> seventh comments and including the Best Management Practices referenced in the <br /> sixth cominent, before Council consideration. <br /> 3. Dedication of right of way for Fox Street 33 feet from centerline of traveled road. <br /> . 4. Establishment of buffers and the provision of the required convenants and Flowage <br /> and Conservation Easement over the wetlands and buffer areas. <br /> 5. Provision of customary perimeter drainage and utility easements. . <br />
