Sketch plan. � .� <br /> (a) Purpose. The sketch plan is an initial presentation of the subdivider's intention <br /> � ' and serves as the basis for conceptual discussion between the city and the subdivider <br /> and provides beneficial savings for the subdivider. <br /> (b) Requirements. A sketch plan review may be completed for all class I and II � <br /> � subdivision applications. A sketch plan review shall be completed for a11 class III <br /> subdivision applications prior to the city's accepting any preliminary plat <br /> � applications. - <br /> � (d) Sketch plan review and recommendations. � <br /> (1) Sketch plan review. The planning commission shall study the sketch <br /> plan,taking into consideration the requirements of this chapter and the best <br /> . use of the land being subdivided. Particulax attention will be given to the <br /> � location, arrangement and size of lots,parkland dedication,the further <br /> development of adjoining lands as yet unsubdivided, and the requirements of <br /> chapter 78 and the comprehensive municipal plan. ` <br /> (2) Recommendations to the subdivider. After reviewing and discussing the <br /> � sketch plan, the planning commission and/or zoning administrator will advise <br /> � in a general manner the subdivider of the changes or additions, if any, which <br /> will be required in the layout, and the character and extent of required <br /> improvements and dedications which will be required as a prerequisite to the <br /> approval of the preliminary plat. The planning commission may require <br /> . additional changes as a result of further study of the preliminary subdivision. <br />
