We have the following comments with regards to engineering <br /> matters: <br /> • It is our understanding that the wetland delineation review wili not be completed until <br /> the spring growing season. If this plan is approved, it should contain conditions <br /> prohibiting grading activities below the existing 1004 contour in the northwest corner of <br /> the property until the wetland delineation is approved, This will ensure that a potential <br /> wetland buffer area is not disturbed or filled. <br /> • There is a drainage way located along the east side and possibly the north side of the <br /> property that is not shown on the plans that may be impacted by the project. Additional <br /> field survey work should be done to show this ditch on the plans. <br /> • As shown, this project will increase the amount of storm water runoff to properties <br /> bordering to the north and west. There currently is not enough information to determine <br /> any impacts to the east. <br /> • The additional runoff created by the increased hardcover is distributed over large areas <br /> and does not result in concentrated flows. The additional topography may be useful in <br /> showing drainage conveyance along lot lines instead of across them. <br /> • Depending on the additional survey info, storm sewer system design and calculations <br /> should be submitted showing no increase from the pre to the post construction runoff <br /> rates to adjacent properties. <br /> • This project will disturb more than 100 CY of material. Sediment and erosion control <br /> information meeting the requirements of Orono's City Code 79-7(c)(2) must be <br /> submitted. The minimum $2000 sediment and erosion control financial security should <br /> be required of the owner for this permit. <br />
