For a <br /> v� � basement to not be considered a story it must be no more than six feet from the <br /> �fP�'� proposed first floor elevation to existing grade for at least 50 percent of the perimeter <br /> of the basement. As proposed the basement would not be considered a story. <br /> ��� ��> However, the proposed future addition shown on the survey could not be built as <br /> � existing grade is more than six feet below the �rst floor elevation for its entire <br /> perimeter and the basement would then have to be counted as a story. (This would <br /> be true even if the addition only had a basement and the first story.) <br /> Driveways are limited to 20 feet wide where they cross the property line and 30 feet <br /> wide where they meet the pavement of the road. <br /> The northwest part of property is subject to hardcover regulations because it is within <br /> 1,000 feet of Lydiard Lake and within the drainage area of that lake. (The easterly part of <br /> the property may be within 1,000 feet of Hadley Lake but is not within its drainage area so <br /> is not subject to hardcover regulations.) The hardcover zone(s) should be shown on the <br /> survey and hardcover calculations prepared. (It appears this area will be allowed 35% <br /> hardcover so it is unlikely to be an issue.) <br /> Once the wetland has been delineated and the delineation accepted by the MCWD it too <br /> must be added to the survey. The 50 foot wetland buffer and the 20 foot building setback <br /> from the buffer must also be shown. See the "construction near a wetland" information <br /> sheet for more information. Be sure to remind him that <br /> separate legal descriptions are required for the wetland and for the buffer. <br /> This is about all we can do until we receive the updated survey.
