Staff conducted a <br /> preliminary review based on the information provided and requests the following items be submitted or revised in <br /> order for your application to be considered complete and for the plan review to continue: <br /> 1. Certificate of Survey. Our engineer has reviewed the survey submitted and has the following comments: <br /> a. The driveway is depicted at 26 feet in width at the street which exceeds the City maximum of 20 ft. <br /> We will allow you to pencil in the change in driveway on the survey if you wish. <br /> b. The retaining walls depicted on the survey are exactly 4 feet in height. Please note walls greater than <br /> 4 feet in height must be designed by a licensed professional. If it is determined during constn�ction <br /> the walls will exceed 4 feet a Building Permit will be required and engineered plans must to be <br /> submitted for approval rior to construction. <br /> c. Top of Foundation. The top of foundation elevation is shown on the survey. Please have the surveyor <br /> show the point or spot where the top of foundation elevation is in reference to. Please note,we expect <br /> the location to be consistent when submitting the foundation as-built survey. <br /> 2. Landscape Plan. Prior to the issuance of the building permit a landscape plan must be submitted showing all <br /> the proposed exterior/landscaping improvements,i.e. patios,grading,sidewalks, retaining walls,etc. The plan <br /> should include the name of the individual performing the work. Any proposed patios, grading, sidewalks, <br /> retaining walls shown on the landscape plan should also be reflected on the survey. <br /> 3. Septic Plans. Our Building Official, Roger Peitso has requested the septic sites be staked so he can do a <br /> compliance inspection/soils verification.
