MINUTES OF THE <br />ORONO CITY COUNCIL MEETING <br />Monday, March 14, 2005 <br />7:00 o'clock p.m. <br />( #05 -3080 Interspace West, Continued) <br />Murphy requested the applicants discuss the relationship of the new roofline to the Sugarwoods <br />neighborhood. Murphy inquired whether the window arrangement on the units has been significantly <br />changed. <br />Mrs. Carlson stated she did not calculate the square footage of the windows but that the arrangement is <br />different from what was previously proposed. <br />Murphy inquired what materials are being proposed for this development. <br />Mrs. Carlson indicated the ridge of the new roof design is far below the Sugarwoods development and <br />would still consist of a standing seam metal roof. Carlson stated they are proposing a stucco type siding <br />and earth tones for this development. <br />White inquired whether any dormers are being considered for the roof to help break up the roof area. <br />Sansevere indicated the amount of roof area is also a concern of his. <br />Mrs. Carlson indicated they have not obtained any cost estimates on dormers. <br />White commented the hydrology system on this site is good as well as the parking layout. <br />Sansevere stated he would only support this application if the rooflines are broken up somehow. • <br />Mrs. Carlson stated they would be willing to work through that issue with staff in the general <br />development phase. <br />Daniel Kaplan noted this is the concept phase and that the applicants have made some conceptual changes <br />in the project based upon the direction given at the last council meeting. Kaplan suggested the applicants <br />be given concept approval tonight and be allowed to go into the general development phase. Kaplan <br />stated it is difficult for the applicants to commit to dormers without knowing how that feature would <br />economically impact this project. <br />Sansevere reiterated that he still would not be supportive of this project if the rooflines are not broken up <br />in some fashion. <br />Mrs. Carlson indicated they would break up the roofline. <br />White indicated he is fine with giving concept approval to the project. <br />Murphy stated in his view it would be helpful to break up the roofline. <br />McMillan noted the drawings are preliminary since this is the concept plan phase and that she would be in <br />support of the project. <br />LJ <br />PAGE 10 <br />
