MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,November 17,2008 <br /> 6:00 o'clock p.m. <br /> (08-3386 JASIN LARSIN,2485 CRYSTAL PLACE,CONTINUED) <br /> Turner stated he could use pavers as long as they were installed according to the manufacturer's <br /> specifications but that the applicant would have to use asphalt down near the roadway. <br /> Bennett asked when the applicant would like to commence construction. <br /> Larsin indicated in the spring. <br /> Chair Kempf opened the public hearing at 6:26 p.m. <br /> There were no public comments regarding this application. <br /> Chair Kempf closed the public hearing at 6:26 p.m. <br /> Bennett stated she would like to see a formal plan prior to approving or denying the application. <br /> Schoenzeit stated he would be willing to allow the applicant to propose some basic parameters on the size <br /> of the garage and the height of the side walls. Schoenzeit noted the Council would require a more <br /> formalized plan before approving the application. <br /> Kempf recommended the applicant submit a drawing that depicts the height of the side walls,the pitch of <br /> the roof, and the footprint of the structure. Kempf stated without a drawing,the concern is that the <br /> building would end up being large and intrusive to the neighbor. <br /> Kempf stated along one of the property lines there is a two or three-foot retaining wall and asked whether <br /> that goes right up to the property line. <br /> Larsin stated it is approximately two and a half feet. <br /> Kempf noted there is also a fence on top of the retaining wall. <br /> Larsin stated that is a six-foot privacy fence. <br /> Kempf stated the property to the east would be impacted the most by this project but noted that none of <br /> the neighbors have appeared tonight or have submitted written comments. Kempf commented in his <br /> opinion Mr. Larsin would not construct an overly large structure but suggested the application be tabled <br /> to allow the applicant time to submit a more formal plan. <br /> Winer suggested the Planning Commission specify the maximum the building could be to allow the <br /> application to proceed forward to the Council. <br /> Bennett stated she would prefer to see an actual drawing,with a more definitive description of the type of <br /> siding that would be utilized. <br /> Turner noted City Code requires the driveway be paved and that the applicant has indicated he is . <br /> considering utilizing pavers. <br /> PAGE 4 <br />
