� � , • <br /> MINUTES OF THE <br /> ORONO PLANIVING COMMISSION MEETING <br /> Monday,November 17,2008 <br /> 6:00 o'clock p.m. <br /> (08-3386 JASIN LARSIN,2485 CRYSTAL PLACE, CONTINUED) <br /> Turner stated after preparing the revised survey and grading plan,the applicant's surveyor/erigineer has <br /> indicated that even with the 5-foot setbacks,it is impossible to provide for the customary two-to-one taper <br /> from the garage apron to the driveway because of the need to route the drainage around the east side of <br /> the house and the location of the southeast corner of the house. A side loading garage would require a 64- <br /> foot wide lot,which is not an option. The Commission should consider if it would be appropriate to limit <br /> the height of the garage or require the pitch of the roof to approximate that of the house. Siding materials <br /> sliould be the same or visually match those of the house. <br /> Currently there is no garage on the property and it appears there never has been one. The proposed <br /> garage would be located in the southeast corner of the lot. In order to access the structure, a 136 square <br /> foot single-story room on the east side of the house would be removed. The existing driveway would be <br /> narrowed and a new entry deck and sidewalk would be constructed. In addition, an 84 square foot shed <br /> would also be removed. The proposed location would allow the rear yard to be more usable. <br /> Planning Staff recommends approval of the hardcover and setback variances subj ect to the applicant <br /> providing exterior plans of the proposed garage prior to the application proceeding forward to the City <br /> Council. Staff is also requesting the applicant submit grading and drainage plans for the garage prior to <br /> the application proceeding forward. <br /> Larsin stated Planner Turner has summed up his application accurately and that in his view the proposed <br /> location is the best site for the garage. <br /> Kempf asked how the applicant is proposing to finish the exterior of the garage and whether any plans <br /> have been drawn up showing the side walls and the pitch of the roof. <br /> Larsin indicated he would like the garage to match the existing house,with a pitched roof to provide some <br /> storage space. Larsin stated he would like to remove the vinyl siding that is currently on the house,which <br /> would leave the original Dutch lap siding, and match that on the garage. <br /> Kempf noted the applicant is proposing to encroach on the setback by five feet and that it would be less <br /> intrusive to go with a flatter pitch on the roof of the garage. <br /> Turner concurred a flatter pitch would appear less intrusive but it might not match the house. <br /> Schoenzeit asked how high the side walls would be and what the height of the garage door would be. <br /> Larsin stated he has not gotten to that stage yet,but that it would probably be the standard height for side <br /> walls and garage door. <br /> Kempf asked whether there would be standard eight-foot walls. <br /> Larsin stated he is unsure. <br /> Schoenzeit stated if the applicant is considering constructing a two-story structure five feet from the <br /> property line,it would be a concern to the Planning Commission. <br /> PAGE 2 <br />
