BERG ON BEHALF OF WARRENAND JERNICE BERG, 3669 <br />NORTHSHORE DRIVE, Continued) <br />the applicant to redesign the second story to meet setbacks and provide hardcover reductions, <br />particularly within the 0 -75 foot zone. <br />The applicant has provided revised plans that appear to meet the Planning Commission's direction. <br />They are now requesting the following: . <br />A hardcover variance within the 0 -75 foot zone in the amount of 1,005 square feet. <br />2. A hardcover variance within the 75 -250 foot zone in the amount of 1,467 square feet. <br />3. A variance to allow a structural coverage level in the amount of 1,976 square feet where 1,500 <br />square feet is normally allowed and 1,935 square feet currently exists for the second -story <br />addition. <br />At its January meeting, the Planning Commission voted 5 -1 to recommend approval of the variances as <br />requested. The dissenting Commissioner could not support the increase in structural coverage. <br />Rahn stated if the shed is removed, it would allow the applicant 33 feet for the cantilever. Rahn <br />indicated in his view it is mainly a design issue and that he would not be in favor of an increase in the <br />structural coverage. • <br />McMillan indicated she is in agreement with Commissioner Rahn and that the structural coverage <br />should remain as is. <br />Bremer stated she would feel comfortable with allowing the applicant to choose where he would like the <br />reduction in structural coverage to take place. <br />McMillan asked whether the applicant would be willing to reduce the cantilevered areas. <br />Berg stated they have eliminated the cantilevers on one side. Berg indicated it was his understanding <br />his revised plans conform with the direction of the Planning Commission and that he has incurred <br />substantial cost in having his plans revised once already. <br />McMillan noted the Planning Commission is merely an advisory body to the City Council and that it is <br />unfortunate the applicant spent the money to have his plans revised prior to the City Council meeting. <br />Murphy asked whether the application process was explained to the applicant at the beginning. <br />Berg indicated it was not. Berg stated he was told to submit a final set of plans and that he indicated he <br />could not do that but that he would submit a set of plans that showed the exterior of the house. <br />Curtis stated to her understanding these are not the plans that would be submitted for a building permit, <br />-which would be a more detailed set of plans, and that what the applicant has submitted are not final <br />plans. <br />PAGE 6 of 12 <br />k, <br />
