• <br />MINUTES OF THE <br />ORONO CITY COUNCIL MEETING <br />Monday, 11anuary 14, 2008 <br />7:00 o'clock p.m. <br />6. #07 -3332 PRC DEVELOPMENT <br />INC., 2940 SIXTH AVENUE NORTH I <br />NO. 5715 <br />Susan Seeland, PRC Development, was present. <br />ANY ON BEHALF OF STONEGATE FARM, <br />IINARY PLAT AND PRD — RESOLUTION <br />Turner stated the issue that was discussed at length at the last City Council meeting was that the County <br />had requested an additional 20 feet of right -of -way along Sixth Avenue North and additional right -of- <br />way along Homestead Trail. Since that time, the�City Attorney has reviewed this issue and has stated <br />that if the Council feels this project will not create the need for an increased size in the road to handle <br />the additional volume of traffic, the City does no� need to require the dedication of additional road right - <br />of -way. <br />Murphy stated in his view he does not see the necessity of widening Homestead Trail in the future. <br />Turner stated the County views Homestead Trail as the only north/south connection between Plymouth <br />and Independence and that it connects two county roads, which may require the widening of Homestead <br />Trail at some point in the future. I� <br />Murphy stated he does not feel it is the only <br />other roads that could be utilized for that pu <br />roadway given the topography in the area. <br />McMillan concurred that given the logistics of <br />view it is unrealistic to widen that road. <br />;outh connection and in his view there are plenty of <br />Murphy questioned the viability of widening this <br />Road and the surrounding topography, in her <br />Seeland indicated it was the additional right -of -way along County Road 6 that impacted their proposed <br />septic system and that the issue along Homestead was the future construction of a trail. <br />Bremer noted the City Attorney has indicated in phis January l 10' letter that if the additional dedication <br />of right -of -way is needed as a result of the approval of the subdivision and the traffic the subdivision <br />would generate, the City should require the additional right -of -way, but that it appears this subdivision <br />will not generate the volume of traffic that would necessitate the additional right -of -way. <br />White noted widening of Homestead Trail is not spelled out in any of the neighboring cities' <br />comprehensive plans and that in his opinion it is� very unlikely the road would be widened in the future. <br />Turner noted the resolution does not require the <br />easement. <br />Murphy moved, Rahn seconded, to adopt <br />Preliminary Approval of a Class H Subdi <br />Property Located at 2940 Sixth Avenue N <br />*7. #07 -3334 KEVIN AND DENISE <br />RESOLUTION NO. 5716 <br />of any additional right -of -way only a trail <br />;SOLUTION NO. 5715, a Resolution Granting <br />I <br />n and of a Planned Residential Development for <br />VOTE: Ayes 5, Nays 0. <br />3405 HIGH LANE — PRELIMINARY PLAT — <br />• Murphy moved, McMillan seconded, to adopt RESOLUTION NO. 5716, a Resolution Approving <br />the Preliminary Plat for Property Located at 3405 High Lane.
