Because of this tlie <br /> proposed house cannot be simply moved north to eliminate these variances. The additional <br /> hardcover that would be allowed by the variance is the amount required for the driveway <br /> between the garage aild the 250 foot line. .. <br /> To eliininate the variaiices the house would have to be located oii the st�eet side of the <br /> easement. This would place the house about 20 feet behind the house to tlie west aiid about <br /> 70feet bellind the average lakesliore setback at its closest point. <br /> Staff investigated the possibility of relocating the sewer line and foluid it would be an <br /> enormous undertaking. Relocating a sewer line is more difficult tlian installation of a new <br /> sewer 1'uie since it is iiiipossible to shut down the line becattse of the constant flows. Staff <br /> discovered that in addition to the gravity sewer line that serves tlus property and other <br /> properties along North Shore Drive there is a pressure sewer line that carrieS the sewage fionl <br /> the gravity line and from the sewered portion of the City to the west. This sewage phis some <br /> from the local line would have to be tnicked from Orchard Beach Lane and the property to a <br /> point along North Shore Drive east of Highwood Lane while the new sewer lines were <br /> connected to the existing lines. Relocating the lines would involve as many as four <br /> properties. <br /> The property owners at 4209 North Shore Drive (the propei�ty to the west) have expressed <br /> conceni about loss of views. Staff prepared a diagram(Exlubit K) showing where the <br /> proposed encroaclunents into the average lakeshore setback would be visible froni their <br /> house. <br /> Are there any othe��issues o�°conce�°ns��ith this application? = <br /> Staff Recommendation � <br /> Plaruiing Staff recoirunends: <br /> 1.
