MINUTES OF THE <br /> ORONO PLANNING COMMISSION <br /> ' Monday,July 17,2006 <br /> 6:00 o'clock p.m. � <br /> (#06-3208 Ryan Companies,Continued) . <br /> Bremer stated to her knowledge there is nothing that she is aware of that the City can require that certain <br /> portions of the project be completed first. <br /> Nordland stated even if only one building is constructed,it would be an improvement over what currently <br /> exists. <br /> Bremer commented she would like to see a left-hand turn lane. <br /> Swanke stated it is their understanding from the City Engineer that there is adequate width there but that <br /> they will be measuring the roadway to confirm that and will submit a striping plan. � <br /> Bremer inquired whether the applicant is okay with the encroachment agreement. <br /> Nordland stated they are fine with the agreement. , <br /> Bremer stated the only issue remaining is the 50-foot versus the 70-foot right-of-way, and that personally <br /> she feels a 50-foot right-of-way is workable on this property. Bremer stated the City likes to plan for a <br /> worse case scenario and that the Planning Commission is only a recommending body,with the City <br /> Council having the final decision on the width of the right-of-way. <br /> Kempf stated he does not have adequate lrnowledge regarding this item to comment on what should be <br /> required. � <br /> Kroeger stated he would like to see some type of compromise. � <br /> Jurgens stated he would like to see a 70-foot right-of-way since it is difficult to obtain the land afterwards. <br /> Jurgens stated the minimum right-of-way for a residential street is 60 feet and that in an industrial area <br /> you should have a wider road. <br /> Kempf commented as far as the green space mitigation idea,he would like to see the area kept green until <br /> it is needed. <br /> Bremer opened the public hearing at 7:33 p.m. <br /> There were no public comments regarding this application. <br /> Bremer closed the public hearing at 7:33 p.m. <br /> Nordland stated as you head further east,the building could be shifted slightly to have the green space <br /> closer to the road and that they would be willing to do that. � <br /> Bremer commented you would have additional green space at the point of entry if it were shifted slightly. <br /> PAGE 13 <br />
