1VIINUTES OF THE <br /> � ORONO PLANNING COMMISSION <br /> Monday,July 17,2006 <br /> 6:00 o'clock p.m. <br /> (#06-3208 Ryan Companies,Continued) <br /> Nordland pointed out that a road has not yet been built within the City in a 70-foot right-of-way. <br /> Gaffron stated Kelley Parkway is a 60-foot right-of-way. <br /> Jurgens stated in his opinion a 32-foot roadway is narrow,especially if there is pedestrian traffic. . <br /> Kempf stated he would have liked to have the input of the Park Commission concerning trails in this area <br /> and that he would not be opposed to having a minimal sidewalk across this property. Kempf indicated he <br /> • does not want to encourage pedestrian/bike traffic through the industrial area but that in his opinion there <br /> would not be a significant amount of pedestrian traffic utilizing this sidewalk. <br /> Kempf stated if there is some retail on Kelley Parkway,that would be the likely place for pedestrian <br /> traffic. <br /> Kroeger noted there is McDonalds and Super America located on this side of the roadway. <br /> Bremer inquired whether the applicant is okay with delaying the revision to the conditional use permit. <br /> Nordland stated they are not opposed to that. <br /> Bremer commented it is important that the applicant have the screening for the site well diagramed on the <br /> landscape plan. Bremer inquired whether the drainage is in the process of being reviewed. <br /> Turner stated the City Engineer is reviewing the entire drainage to Kenobi Pond. <br /> Bremer stated the only part of the phasing that she is unclear about is the lease and how long the building <br /> would remain vacant prior to it being torn down. Bremer stated due to concerns with aesthetics, she <br /> would like to see the building torn down rather quickly once the lease has expired. <br /> Nordland stated that issue should be able to be worked out with staff and that they are not likely to leave <br /> that building remaining for a long time after the lease expires. <br /> Jurgens inquired what assurance the City has that the two front buildings would be constructed. <br /> Turner stated there is no guarantee that two buildings would be constructed but that there needs to be <br /> some assurance that each building will be functional. <br /> Jurgens stated he would like to see the project completed in a timely manner. Jurgens inquired whether <br /> the landscaping would be done at the beginning. Jurgens expressed concern that the project will become <br /> dragged out and that he would like to see Building D constructed first. <br /> PAGE 12 <br />
