MINUTES OF THE � <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,Agril 16,2007 ' <br /> ' 6:00 o'clock p.m. <br /> (#07-3262 James and Corrine Beck,Continued) <br /> Alexander stated if the lower level is uninhabitable according to the building code,it should not be <br /> � considered a level. <br /> Kempf stated he would like to see the height of the building reduced to two and a half stories given its <br /> close proximity to the lake and the appearance of massing on the lot. <br /> Alexander stated the proposed structure is already close to the lakeshore. <br /> Kempf stated it would be expanding a nonconformity. <br /> Beck stated they attempted to meet the direction of the applicants from the last meeting and that they <br /> have designed an attractive house. Beck stated it seems that every time they appear before the Planning <br /> Commission a new direction is given. ' <br /> Berg inquired whether the two and a half story limit was mentioned previously. <br /> ' Beck stated it is news to him and that the space in the basement is not habitable. <br /> Curtis stated the applicants were directed to lower the total peak height and that the expansion of the <br /> structure should not extend up to the upper story. <br /> Gaffron inquired how the uninhabitable spaces would be used by the property owner. <br /> Beck stated it would be open space and used for storage. , <br /> Alexander stated it allows them access to the house from the garage. <br /> Berg inquired whether those rooms would be finished. <br /> Beck stated they would not be finished. <br /> Kempf stated in his view the applicants did respond to the direction of the Planning Commission <br /> C�air Kempf opened the public hearing at 7:10 p.m. <br /> There were no public comments regarding this application. ' � <br /> Chair Kempf closed the public hearing at 7:10 p.m. <br /> Kempf moved,Kang seconded,to recommend approval of Application#07-3262,James and <br /> Corrine Beck,3820 Cherry Avenue,granting of a lake setback of 41.3 feet for the house and 29 <br /> feet for the deck,a side setback variance,hardcover variances,and a height variance. VOTE: <br /> Vote 4,Nays 2,Berg and Kroeger opposed. <br /> PAGE 9 <br />
