MINUTES OF THE <br /> ORONO PLANNING CONIlVIISSION MEETING <br /> Monday,Apri116,2007 <br /> 6:00 o'clock p.m. <br /> (#07-3262 James and Corrine Beck, Continued) <br /> � Kroeger stated he would like to see the three story issue resolved and that there is a better way to deal <br /> with this issue. <br /> Berg stated she is opposed to the increase in massing on the site. <br /> 5. #0-3266 VOGUE ICF HOMES ON BEHALF OF KAREN AND BENJANIIN <br /> MILBRAT�, 1404 BALDUR PARK ROAD,7:11—7:50 P.M. <br /> John Vogstrom,Vogue ICF Homes,and Darrin Hahn,Architect,were present. <br /> Turner stated the applicant is requesting the following variances to construct a new house: <br /> 1. A lot area variance of 0.28 acre when 0.5 acre is required; <br /> 2. A lot width of 49.75 feet when 100 feet is required; <br /> 3. A hardcover variance of 16.07 percent in the street side 0-75 foot zone when none is allowed <br /> � and 43.68 percent hardcover in the 75-150 foot zone when 25 percent is allowed; <br /> 4. A variance to not maintain the required lot grade elevation of 931.5 for 15 feet from the end of <br /> the proposed structure; � <br /> 5. A variance to allow windows in the gable end of the half story. <br /> The applicant was directed to revise his plans at the last Planning Commission meeting and that the <br /> applicant has submitted a revised plan,which is before the Planning Commission tonight. Tumer stated <br /> the applicant was also directed to remove the gables,which have been done,and to reduce hardcover. <br /> Hardcover has been reduced by changing the garage to a two-car garage,which eliminated a portion of <br /> the driveway in front of it and the sidewalk. , <br /> Planning Staff recommends approval of the width and lot area variances; approval of the floodplain <br /> variances subject to approval of the grading plan by the City Engineer and the MCWD; approval of the <br /> hardcover variance for the street side 0-75 foot zone and the 75 to 250 foot zone subject to the driveway <br /> taper complying with City standards with total hardcover remaining at 3000 square feet or less; and , <br /> approval of the height variance. <br /> Turner stated it was pointed out to Staff today that the neighbor's rail on his deck is less than six feet <br /> above grade and therefore results in a change in how the average lakeshore setback line should be <br /> deternuned. This change requires relocating the house approximately three feet further from the lake. <br /> ' PAGE 10 . <br />
