MINUTES OF T� . <br /> ' ORONO PLANNING COMMISSION MEETING ' <br /> Monday,April 16,2007 <br /> � 6:00 o'clock p.m. , <br /> (#06-3259 Lake Country Builders, Continued) <br /> The applicants have responded to the Planning Commission's direction from the February meeting. The <br /> primary issue for the Planning Commission to consider is whether or to what extent a hardcover <br /> variance is appropriate for the site. • <br /> The Planning Commission should address the following: <br /> � 1. Whether the applicants should be granted a hardcover variance to be allowed to keep�the pool, <br /> given that it is a nonconfornuty and partially in the 0-75 foot zone, and that it is the primary <br /> reason for excess hardcover on the site. � <br /> 2. . Whether a hardcover variance should be granted for the 75-250 foot zone, given that this is , <br /> considered as a total rebuild on a lot that is nearly conforming in width and has a substantial <br /> hardcover allotment for the 75-250 foot zone. <br /> 3. Whether there is any issue with attaching the house to the existing garage that is slightly too <br /> ' close to the lot line. <br /> Smolek stated the plan was revised in response to the direction of the Planning Commission,with the <br /> hardcover also being further reduced from the last meeting. . <br /> Kempf noted there is an existing swimming pool which is driving some of the variances and that the <br /> applicants have gone through a number of plans,with the Planning Commission recommending that the <br /> structure be pushed further back. Kempf stated it is unusual to allow a new structure with the same <br /> variance allowances as a remodel but that it was felt by the Planning Commission that this was the best <br /> route to go. • <br /> Smolek stated the garage footprint is proposed to remain. The existing space under the garage would be <br /> remodeled,with the stairway to the upper level being removed. <br /> � Kempf stated the Planning Commission does not have a problem with the lot area variance. Kempf <br /> inquired whether there is any opposition to the side yard setback. <br /> Gaffron stated the side yard setback is proposed at 9.1 foot for the garage where there should be 10 feet. <br /> Kempf sta.ted the remaining outstanding issue is the hardcover and that in his view the Council should <br /> weigh in on that issue. <br /> Chair Kempf opened the public hearing at 6:55 p.m. <br /> There were no public comments regarding this application. <br /> Chair Kempf closed the public hearing at 6:55 p.m. ' <br /> PAGE 6 <br />
