The forcemain will be direcfional drilled under the <br /> Luce Line Trail and connect to the manhole in the park adjacent to Glenmoore Lane. <br /> The remainder of the line will be installed via open cut. � <br /> • Ownership of the existing and proposed watermain shall be negotiated between <br /> the applicant and the City of Long L:ake. The City of Orono will not be responsible � <br /> � for ownership or maintenance of this utility. <br /> A note has been added to the plans that all utilities will be privately owned, see sheet <br /> C4.�. <br /> • The proposed sanitary sewer forcemain crosses underneath the Luce Line Trail to <br /> the north of the site. Plans should be submitted to the DNR for review and <br /> approval for this work. � <br /> Plans will be submiited to the DNR for review and approvaL <br /> Streets <br /> • A geotechnical report, R-value recommendation, and pavement design should <br /> be submitted for review and approval. <br /> See the aftached geotechnical repor�with R-value and pavement design. <br /> • The driveway access should be regraded such that a 50' landing area with a slope <br /> of no greater than 2% is provided at the access from Highway 12. <br /> The private drive has been revised with a 50'landing area at the access from Highway <br /> � �2 with a 2% slope, see sheet C3.9. � <br /> • City code requires that all private streets that serve more than seven units be paved <br /> to a minimum width of 28'. The proposed driveway width of 20` does not meet <br /> this standard. City staff and Council should review the implications of the proposed <br /> narrower street. <br /> We are trying to minimize the impact to the site by proposing narrower roads.
