Depending on the distance to grade the <br /> uncovered portion of the deck may no longer be considered structural hardcover. It <br /> � would also increase the setback of the deck from the lake to about 40 feet. This is shown <br /> on the attached sketch, along with other hardcover that could be eliminated. With these <br /> reductions hardcover in the 0-75 foot zone would be about 24 percent. Hardcover in tlie <br /> 75-250 foot zone would be reduced but not as substantially. <br /> The angled corner of the garage was ilecessary to comply with the ten foot setback. <br /> While it would be difficult to construct a pitched roof over the angled wall, it can be <br /> squared off as shown on the sketch that shows hardcover reductions. This would not <br /> require a setback variance. <br /> The property to the west is common area for the Forest Arms Homeowners' Association. <br /> It has no buildings on it. Views to the lake from the house to the east would not be <br /> impaired by the proposed second story. <br /> Issues for Consideration <br /> Are there any other issues or concerns with this application? <br /> Staff Recommendation <br /> If the Commission finds the conditions for recommending approval of some or all of the <br /> variances are satisfied approval should be conditioned on at least the following: <br /> 1. Removal of significant portions of the existing deck to result in less hardcover and a .. <br /> greater setback from the lake. <br /> 2. Removal of as much excess hardcover as possible (see exhibit H). <br /> 3. Extension of the garage to not encroach on the ten foot required side setback. <br />
