Variances are required in order to build a new <br /> residence on the property. The applicant has proposed a 2,429 s.f. home which meets <br /> hardcover requirements, the zorung district setbacks and the strucfural coverage limits. <br /> Conditional Use Permit Analysis <br /> City Engineer, Tom Kellogg, has reviewed the original plan and has provided staff with <br /> a recommendation (the letter is attached as Exhibit F). A thorough evaluation of the <br /> applicant's proposal is still required, as of the printing of this report the City Engineer <br /> has required more detailed information in order to continue the evaluation of the water <br /> body and the topographic, vegetation aiid soils conditions on the site have been made, in <br /> order to address the following issues: <br /> • The preventioil of soil erosion or the possible pollutioii of public waters, both <br /> during and after construction; <br /> • The visibility of struchires and other facilities as viewed from public waters is <br /> limited; <br /> • The site is adequate for water supply and on-site sewage treatment; Not <br /> applicable. <br /> • The types, uses aiZd nuinbers of watercraft that the project will generate are <br /> 4 <br />
