More than 12 feet(3658 mm) above the fiiushed ground level at any pouzt. <br /> However, going back to ot�r building height defiiution, the Code says "...Topograpluc <br /> changes which elevate the adjoining ground level above the existing terrain shall not be <br /> considered in determining building height..." therefore the City's fitnctional definition <br /> � for determining a story has been that the lower portion of a building is considered as a <br /> basement (and not a story) when at least 50% of the lowest portion's perimeter is covered <br /> (by nat�iral grade or fill) to a height of at least 6 feet above the lowest floor. The <br /> perimeter of the lower level does not include portions of the house or garage that do not <br /> have a lower level but are merely "unexcavated". We have been rejecting proposals that <br /> artificially raise the grade adjacent to the foundation in order to create the 6 feet of <br /> required coverage, because this would result in homes that are on "plateaus" and not in <br /> context with the neighborhood nor meeting the intent of the height ordinances. <br /> Sec. 78-330. Area,height, lot width and yard requirements. <br /> (a) Height. No struci�ire or building in the LR-1B district shall exceed 2 1/2 <br /> stories and shall not exceed 30 feet in height except as provided in section 78-1366. . <br /> . (b) Lots.
