2695 Casco paint Road Variance Request <br /> � <br /> VUe believe that the property qualifies for the hardcav�r variance x�quested, Xt has issues � <br /> that create"hardship"• 'I'he property's approach is downhill,there is very little flat fuea <br /> at thE bottom of the driveway to allow for turnaraund. Therefore,moving the house <br /> toward the strect,furkher reducing hazdcover, is not an option. _ <br /> However,the s�te has two main issues that ne�d to b�addxcssed as a part ofthis <br /> request: <br /> �. Turnaround—The current turnarovnd situation is h.azaxdous and neecls <br /> to be fixed. Cars get stuck and fall off i'ha dri�ewa�far too fxequently <br /> d.uring the wintier montlis. Tn addition,cars are fo�ced tv back up the <br /> driveway onto Casco creating a�urther hazard in that stopping gaing u�p <br /> that driveway is easier s�id then done without having the pol:entia.I of <br /> sliding back do�tn the drive. We have s�en lao many�near misses in <br /> our tim�here and are certain that someday,someone wi.11 be severely <br /> injured i�this issue is not fixed, <br /> 2, Site Drainage—Our property is uphill from the subject properiy(iheir <br /> ' turnar.ound is adjacent to our�arage with a de�p valley between tbem). <br /> The city sharild require fill,or allow the builder t�pu�in fill to level off <br /> their property that is adjacent to our garage and our parking area. <br /> This would elimi.nate the need for a retainin�wall and actuall�+reduce <br /> hazdcover in.the 75' to ZSO' zone and help ta create a turnaround for <br /> cars at the same time. The fill would have to �o uver our property line. <br /> We have no issues wi.th the builder placing fill on that portion �f our <br /> pYOperty(adjacent tv our garage and parkin6 area) if it would help to <br /> � rectify the above twa issues. <br /> One otller point,tlus builder tl�rough �ui another company he i5 asso�iated <br /> wifih(Vogue Homes), wtien huilding a new home last�ear on Casco took down <br /> trees that�vere within the 0 to 75' �one and trees that were on the adjoining <br /> property. We vvould like the builder i�be requi�ed to indicate where trees are on <br /> iheir site survey to insure that there are no issues as this house is being built. We <br /> have t�ees on our properiy tllat bvffer alu properky from this property and do not <br /> want them tvuchcd. In addition,the builder has trees in the 0 to 75' zone tliat hv <br /> nught be tempted ta take down. <br /> Hope£u]ly we will be able to make the meeting when these variances are <br /> di,5cussed.
