We ar�doing khis just in case <br /> we have to miss the nexct meeting. V��are also doing it�n the hope that the city's <br /> ei�gineers can address the�drainage issues &automobile �urnaroiu�d issu�s that this <br /> proper(:y suffers from. <br /> IViy wife a.nd I live next door io t�ie subject property. We h�.ve livcd at 2691 <br /> Casco Point Road since June of 1991. We have s�en a'lot of changes�ca our <br /> neigllborhood in that period of time and we lika th.e xebuilding tha�has been occurring. <br /> 'the n�w owner o�this property,Paul Thomas�-iomes,has requested variances to <br /> allow them to tcar dovv��the current house and build a new one. The new owner is a <br /> builder who has previously built on lakeshore in our fair city. So the new awner wa5 <br /> £�tll�aware of tl�e city's ordinances wh�n he purchased the propexty. <br /> There is really only one variance that the city can really taks issue with u1 lhe <br /> notice that was sen�C to me,that being the hardcover requ�st��or the 75'to 250' zone. <br /> There is a current h4use on the properiy that the new owraer wants to tear down at�.d <br /> r.eplace. The cutrent house is alre�dy vvell in excess nf the Z5%hardeov�r limitatiun for <br /> this zone. This hardcover was already approved by thc city when the house�uvas <br /> originally built in 1989. In fact there is les�hardcover today then originally agproved by <br /> thc city. A previous owner removed a back dpek sys�tem Iast summer,reducin�a couple <br /> hw�dred feet o�hardeover in tlus zone. <br /> All that said, we want the builder to be able to build as large a house as he wants <br /> too, assuming: . <br /> 1, that no set back or he�ght variances are required, <br /> 2. that no part of the prop�rty is built wi��in the zero to 7S' zone, and <br /> . 3. that total hardcover is no �reater than tir►hat the property cunently uses within <br /> the 75' to 250' zone, ` <br /> . � ; <br />
