This lot is .37 acres in area and 62.5 feet in width at the shoreline and at the 75-foot <br /> setback. The applicants propose to tear down the existing house and detached garage and <br /> construct a new residence with an attached gaxage. The substandard area and width requires <br /> variance approval in order to rebuild. <br /> Hardcover Variance <br /> The shoreland regulations require that hardcover be no more than 25 percent on the portion <br /> of the lot between 75 and 250 feet from the lake. A lot with the mini.mum required width and <br /> area would have 14,300 square feet within the 75-250 foot zone. This would allow 3,575 <br /> square feet of hardcover. <br /> Land Alternation Conditional Use Permit <br /> The proposed house will be about 20 feet farther from the lake than the existing house. To <br /> remove the house and grade the area for the new house and proper drainage will require <br /> grading about 600 squaxe feet within the 75-foot lakeshore zone. This would flatten the <br /> slope, which will slow down the rtuioff coming around the south side of the house.
