CONDITIONAL USE PERMIT AND <br /> ; AMENDED SITE PLAN FOR <br /> ,S EXISTING FACILITY AT <br /> � 2605 WAYZATA BLVD., ORONO <br /> WJM Properties, LLC, as Applicant, requests approval of amendments to , <br /> ' its existing Conditional Use Permits (CUPs)and approval of an Amended Site <br /> '` Plan. <br /> Previously, Applicant has been issued Conditional Use Permits which are <br /> summarized on the attached Exhibit A, and an approved Site Plan attached as <br /> . Exhibit B. - <br /> Applicant proposes modifications to its existing CUP and its existing Site <br /> Plan as follows: <br /> ` WAREHOUSE ADDITION <br /> Applicant proposes to construct an addition to fhe existing primary <br /> structure to be located at the southwesf corner of the primary structure. The <br /> �, addition will consist of approximately Twenfy-Five Thousand Six Hundred Twenty <br /> ! Square Feef and will have overhead access doors on the western and southern <br /> ; exposures. The building will be constructed with substantially the same exterior <br /> design features as used in the construction of the Fifty by One Hundred Foot <br /> i accessory garage structure recently approved (October 10, 2005) by Resolution <br /> r No. 5388. Specifically, Applicant proposes that the addition be constructed of <br /> r precast concrete, using tip-up precast panels with an aggregate face. Color and <br /> ; texture of aggregate exterior would match said accessory truck garage structure <br /> ;` (constructed in 2005). The exterior height of the new addition will be no higher � <br /> ' than the current exterior height of the primary structu�e (at the northwest corner). <br /> The new facility addition is designed for use as warehouse space primarily for <br /> indoor warehousing of automobiles. The proposed addition is depicted on the <br /> ; proposed revised site plan attached hereto as Exhibit C. Elevation drawings for � <br /> ; the proposed new addition are attached as Exhibit D. � <br /> ; 25 FOOT WIDE CONNECTING STRUCTURE BETWEEN TWO EXISTING <br /> � ACCESSORY TRUCK GARAGES <br /> � � <br /> ; Applicant proposes to construct an enclosed walkway connection between <br /> the two existing truck garage accessory structures. The connection will be <br /> constructed with exterior finish materials simi(ar to the pre-finished steel <br /> ; construction utilized on the existing eastern accessory truck garage.
