There appears to be a new stair and retaining walls (low borders?) within the 75-foot setback from the lake. The <br /> stair is a permitted encroachment, however the walls are not. The walls within the 75-foot setback require <br /> approval of a hardcover variance from the City Council. Please remove the walls and re-grade, if necessary; <br /> submit a revised as-built. <br /> 2. The top of wall and bottom of wall elevations were not provided per the City survey standards (i.e. from the <br /> nearest as built spot elevations) and the survey appears to depict retaining walls in excess of 4 feet. All walls <br /> exceeding 4-feet in height require an engineered plan approved by a licensed engineer. We could not find copies <br /> of approved plans for these wall in the file. The approved plan called out walls��3.8 feet maximum". Please <br /> provide engineered plans or modify the walls and submit a revised as-built. <br /> i <br /> i <br />
