Colwell and Thomas G. Colwell <br /> (hereinafter "the applicants") on April 20, 1989 filed a formal <br /> subdivision application with the City for a division of a three- <br /> lot residential plat of a property legally described as follows: <br /> Refer to Exhibit A, attached Hennepin County, Minnesota, <br /> (hereinafter "the property") and; . <br /> WHEREAS, after due published and mailed notice in <br /> accordance with Minnesota Statues 462.358 et. seq. and the City <br /> of Orono Zoning and Platting Codes , the Orono Planning <br /> Commission held public hearings on May 15, 1989 and June 19, 1989 <br /> . at which times all persons desiring to be heard concerning this <br /> application were given the opportunity to speak thereon; and <br /> WH$R$AS, at their regular meeting held on July 10, 1989 <br /> the Orono City Council considered the subdivision application of <br /> the applicants, noting the following findings of fact: <br /> 1. The property is locat�ed within the RR-1B Single Family <br /> Rural Residential Zoning District requiring a minimum of 2.0 <br /> acres of contiguous dry buildable land within each newly <br /> created lot. <br /> 2. The property contains a total of approximately 19.91 <br /> acres, 6.81 acres consists of wetlands. <br /> 3. The proposed plat contains three lots each meeting the 2 <br /> acre minimum lot area requirement and the 200' of width at <br /> the rear of the front yard setback line. <br /> 4. Each of the lots has been found to contain adequate area <br /> for both principal and alternate septic sites. <br /> NOW, THEREFORE BE IT RESOLVED, that based upon one or <br /> more of the f indings noted above, the City Counci 1 of the City of • <br /> Orono hereby approves the preliminary plat application of <br /> Phyllis D. Colwell and Thomas G.
