The proposed sign is a wall sign that will be illuminated by interior <br /> fluorescent tubes and in total is approximately 45 s.f., being <br /> approximately 8' wide and 8' high centered on a brick wall that is <br /> approximately 10-12' high. The brick wall faces Shoreline Drive, a <br /> highly traveled roadway which is commercial in nature. <br /> B. Total existing signage on the property is 103 s.f., and will increase to <br /> approximately 148 s.f. with the addition of the proposed sign. <br /> C. The proposed sign is intended to advertise the Calvary Memorial Christian <br /> School, a use of the property approved via the conditional use permit <br /> Resolution #886 adopted by the Orono City Council on March 16, 1978. <br /> D. Planning Commission accepts applicant's stated hardship that the 12 s.f. <br /> limitation per sign surface would allow signage insufficient for the existing <br /> church school use, and in the proposed wall location such a sign would <br /> not be easily seen nor read. <br /> E. The height of the sign is appropriate in the context of the wall on which <br /> it will be located. <br /> 4. The City Council has considered this application including the findings and <br /> recommendations of the Planning Commission, reports by City staff, comments <br /> by the applicant and the effect of the proposed variance on the health, safety and <br /> welfare of the community. <br /> 5. The City Council finds that the conditions existing on this property are peculiar <br /> to it and do not apply generally to other property in this zoning district; that <br /> granting the variance would not adversely affect traffic conditions, light, air nor <br /> pose a fire hazard or other danger to neighboring property; would not merely <br /> serve as a convenience to the applicant, but is necessary to alleviate a <br /> demonstrable hardship or difficulty; is necessary to preserve a substantial property <br /> right of the applicant; and would be in keeping with the spirit and intent of the <br /> Zoning Code and Comprehensive Plan of the City. <br /> Page 2 of 5 <br /> Form 5005 Disk Orono <br />
