The increase in roof volume <br /> within the substandard setback is the trigger for the variance review. The garage is set <br /> back from the property line 3' where a 10' setback is normally required. There is a fence <br /> between Shadywood Road and the existing garage - about 7' off the property line. Tliis <br /> fence, although located within the right-of-way, blocks the garage from Shadywood <br /> Road. <br /> Hardcover Variance <br /> This property underwent variance review in 1993, at that time the City Council granted a <br /> 75'-250' zone hardcover variance for 6,189 s.f. or 25.9% based on the total property area <br /> of 23,816 s.f. within that zone (based on revised survey). Therefore the total overage <br /> within the 75'-250' zone from 1993 approvals is 834 s.f..
