While the length of the <br /> driveway from the paved street to the proposed addition is 64' the distance from the rear <br /> property line to the proposed addition is 28'. The existing home is 47' from the rear <br /> property line. <br /> Hardcover Variance <br /> As the property currently has nonconforming hardcover within the 0-75' and the 75'-250' <br /> zones, the applicants are proposing hardcover removals within both zones as part of their <br /> application. They are proposing to remove an existing 426 s.f. lake side deck and a shed <br /> which are located entirely within the 75' setback. The shed and the deck constitute 473 <br /> s.f. of structural hardcover removals and the applicants are proposing to add 998 s.f. of <br /> garage addition to the home. <br /> Average Lakeshore Setback Variance <br /> The applicants' property and the neighboring properties are located on a peninsula; all of <br /> the homes on the point are located ahead of the average lake setback. This is illustrated <br /> in the aerial photo attached as Exhibit E.
