noncompliance of a particular Unit,and any such certificate will be binding as to third parties. �ny <br /> de�viation from said pluis and specifications as approved which in the jtidgment of the said <br /> Committee is a substantial change or a deiriment to the appearanee of the structure or of the <br /> surrounding area shall be con•ected to confomi to the plans and specifications as submitted. <br /> 15.02 Standards for Certain Exterior Improvements. The Architectural Control Com�.uttee <br /> shall maintain and enforce specifications for the design,materials,colors,appearance and quality of <br /> all exterior directional signage, lighting fixtures, retaining walls, edging materials used around <br /> plantings, paving materials, outdoor seating and tables, awnings, umbrellas and all other exterior <br /> fixtures and furniture furnished by an owner or tenant and used on the exterior of a Unit,matching <br /> those which the Association acquires and maintains as Common Improvements. The Flrchitectural <br /> Control Committee may revise and add to these standards from time to time, but may not require <br /> replacement solely to achieve a different appearance,except with the consent of the vote of three of <br /> the four Units. <br /> 15.�3 Standards for Plantin�s. The Architectural �ontrol Committee shall maintain and <br /> enforce specifications for the species, color, placement and size of all plantings within the Real <br /> Estate. Without limiting the generality of the foregoing, it may disapprove disharmonious flower <br /> beds and other plantings. � <br /> 15.04 Declarant's Ri�hts. Nothing herein contained shall be deemed to prohibit Declarant <br /> from making changes to the plans,specifications,and appearance of buildings constructed form time <br /> to time on vacant Units,but all buildings shall be consistent in terms of qualiiy and harmonious in <br /> general appearance with previously constructed buildings. During the period of Declarant control, • <br /> the decisions of the .Architectural Control Committee must have the written approval of the <br /> Declarant. <br /> 15.05 Cornposition of Committee. The Architectural Control Committee shall be the Board <br /> of Directors of the Association,or a committee of three or more persans so designated by the Board. <br /> 15.06 Si�ns. All advertising signs and devices shall have prior written approval of the <br /> Architectural Control Committee and shall conform to the following: <br /> a. The total advertising square footage shall not exceed the area permitted by the <br /> ordinances of the City. <br /> b. No single surface of a sign shall exceed 600 square feet. <br /> c. Signs shall only identify the owners or tenants of a building and may not <br /> advertise products or services not related to the building. <br /> d. No signs shall be painted directly on a building. <br /> e. No signs shall contain a rotaiing light beam or a flashing li�ht system. <br /> 11 <br />
