MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,November 15,2004 <br /> 6:00 o'clock p.m. <br /> (#04-3052 ERIC VOGSTROM, CONTINUED) <br /> Fritzler stated he would prefer the hardcover be reduced even further. Fritzler stated in his opinion the <br /> property owner has not done enough to try to build within the restrictions and that he would like to see the <br /> hardcover at 25 percent. Fritzler indicated he does not want to see the hardcover increase in the next few <br /> years from what is approved tonight. <br /> Leslie commented that consideration should be given to the fact that the proposed hardcover calculation <br /> now includes a driveway where the old hardcover number does not include a driveway. Leslie noted <br /> there is a three-car garage and inquired whether the garage could be reduced to a two-stall garage in an <br /> effort to reduce the size of the driveway and the amount of hardcover being proposed. Leslie indicated he <br /> does not feel a three-car garage is essential. <br /> Winkey inquired what the square footage is of the proposed driveway. <br /> Curtis stated it is 690 square feet. <br /> Winkey noted if a driveway similar to the current driveway is constructed,the hardcover would be <br /> approximately 2,600, 2,700 square feet. <br /> Vogstrom stated he does own three cars and would like to build a home that is marketable in today's <br /> world. Vogstrom stated a three-car garage is standard nowadays. Vogstrom noted the floor plan is less <br /> than 1100 square feet and that in his opinion he is not able to reduce the hardcover any further. Vogstrom <br /> indicated he does not plan to increase the hardcover in the future since he has accounted for a deck and <br /> other items in the current design. <br /> Jeff Essen, 2648 Casco Point Road,noted he was present at the first Planning Commission meeting where <br /> he expressed some concerns regarding drainage and off-street parking. Essen stated the street is rather <br /> narrow and the traffic goes through that area quite fast. Essen indicated he would not be opposed to <br /> granting some additional hardcover to accommodate parking on the lot rather than the street. <br /> Paul Kaster, 2600 Casco Point Road, stated the existing driveway exists totally in the fire lane, and <br /> questioned why the Planning Commission would take that piece of property and grant it as hardcover to <br /> the lot. Kaster stated the portion of the driveway that is located in the fire lane is a large section. Kaster <br /> stated that is not part of the property and should not be included in the area used to determine the <br /> appropriate hardcover. <br /> Rahn noted there is a large amount of hardcover in the fire lane,but indicated to his understanding the <br /> Planning Commission is not swapping that same square footage and allowing it on this property. <br /> Kaster inquired how much of the hardcover in the fire lane is being granted to the lot. <br /> Bremer indicated zero. <br /> PAGE 3 <br />
