MACK, 1525 BAY RIDGE ROAD, VARIANCE (6:07- <br /> 6:15 P.M.) <br /> Robert Mack, the applicant, was present. <br /> Planner Gundlach briefly explained that the applicant had requested a side setback variance <br /> to allow a side setback of 18' at the southeast corner of the home when 30' is normally <br /> required and 18' currently exists; an average lakeshore setback to allow an encroachment <br /> of approximately 50' in order to construct a pitched roof where a flat roof currently exist; <br /> and a hardcover variance to allow 27%hardcover in the 75-250' zone when 25%is <br /> normally allowed and 28% currently exists. <br /> Gundlach reported that staff would recommend approval of the side setback as the existing <br /> setback is nonconforming and no additional living space is being proposed; approval of the <br /> average lakeshore setback variance as the home was constructed in 1950 according to all <br /> zoning ordinance regulations,because the proposal doesn't include any expansions of the <br /> current footprint, and the raised roof will not affect any sightlines as an existing tree line <br /> currently covers the southern property boundary. Staff is also recommending approval of <br /> the hardcover variance due to the square footage of removals being greater than the square <br /> footage of additional hardcover bringing the lot closer to conformance. <br /> Rahn inquired whether a hardship was necessary to allow the construction of 14' high <br /> ceilings as proposed. <br /> Mr. Mack stated that the existing flat roof was leaking, and it was their intent to raise the <br /> roof to repair the damage, let in more light,balance the rooflines, and improve the <br /> aesthetics. <br /> Bremer moved,Hawn seconded, to recommend approval of Application#04-2970, <br /> Robert Mack, 1525 Bay Ridge Road, granting a side setback variance to allow a side <br /> setback of 18' at the southeast corner of the home when 30' is normally required and <br /> 18' currently exists; an average lakeshore setback to allow an encroachment of <br /> approximately 50' in order to construct a pitched roof where a flat roof currently <br /> exist; and a hardcover variance to allow 27% hardcover in the 75-250' zone when <br /> 25% is normally allowed and 28% currently exists.VOTE: Ayes 6, nays 0. <br /> PAGE 2 of 53 <br />
