MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Tuesday, January 20, 2004 <br /> 6:00 o'clock p.m. <br /> (#04-2967 SHARON RAE GUIMOND,2900 WATERTOWN ROAD, <br /> CONDITIONAL USE PERMIT AND VARIANCE—Continued) <br /> impact from Wear Circle is minimized, there will be no access to Wear Circle for <br /> proposed barn, and the new barn is not to exceed the height of the 2-story home on <br /> the property, since the situation which destroyed the barn was not one created by the <br /> applicant.VOTE: Ayes 5,Nays 1. <br /> Fritzler dissenting as mentioned earlier. <br /> (#9) #04-2968 CUSTOM STRUCTURES LTD., 440 STUBBS BAY ROAD, <br /> PRELIMINARY PLAT (7:48-7:53 P.M.) <br /> Lane Moore of Custom Structures Ltd, the Applicant, was present. <br /> Curtis reported that the applicant requests preliminary plat approval to create 2 lots on one <br /> block at 440 Stubbs Bay Road to be known as Stubbs Addition. She explained that the <br /> existing home and outbuildings on Lot 1 are proposed to be removed upon approval. The <br /> proposed lots meet all Zoning Ordinance regulations with respect to area, width, and <br /> setbacks. <br /> Curtis noted that staff recommends approval of the preliminary plat with the following <br /> stipulations: <br /> 1. Implementation of the recommendations of the City Engineer prior to placement on a <br /> City Council agenda. <br /> 2. Implementation of the recommendations of the Minnehaha Creek Watershed District. <br /> 3. Submission and approval of the final plat. <br /> 4. Subject to standard fees and dedication of required easements. <br /> 5. Demolition of the existing house and any outbuildings prior to any site grading. <br /> 6. Review by the Park Commission prior to City Council review. <br /> Mr. Moore had nothing further to add. <br /> Curtis added that the wetlands would not be disturbed. <br /> There were no public comments. <br /> Acting Chair Mabusth moved, Hawn seconded, to recommend approval of <br /> Application#04-2968,Lane Moore of Custom Structures Ltd,440 Stubbs Bay Road, <br /> granting Preliminary Plat Approval with the following stipulations: <br /> 1. Implementation of the recommendations of the City Engineer prior to placement <br /> on a City Council agenda. <br /> 2.
