MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday,May 16,2005 <br /> 6:00 o'clock p.m. <br /> (#05-3108 Gary and Lynn Christensen, Continued) <br /> Fritzler noted there is an excessive amount of hardcover on this lot and that it would be difficult to <br /> approve the application. <br /> Curtis stated Exhibit G outlines the hardcover removals being proposed by the applicant. <br /> Rahn noted the hardcover removals were addressed at the February Planning Commission meeting. <br /> Christensen stated he has already removed the sidewalk, sold the swing set, and would be relocating the <br /> shed off his property. Christensen stated a contractor has been hired to remove the cement slab and that <br /> he would also be removing a portion of the deck. <br /> Rahn moved,Kempf seconded,to recommend approval of Application#05-3108, Gary and Lynn <br /> Christensen,3560 Ivy Place,granting of hardcover,side yard and lake setback variances in order <br /> to replace the existing low-pitched garage roof with a steeper pitched roof. VOTE: Ayes 5,Nays 1, <br /> Fritzler Opposed. <br /> Fritzler stated he would like to see additional hardcover removals on this lot. <br /> 5. #05-3109 NAVARRE CONGREGATION OF JEHOVAH'S WITNESSES,3655 TOGO <br /> ROAD,CONDITIONAL USE PERMIT AND VARIANCES,8:38 P.M.—8:50 P.M. <br /> Mark Warren,Rodney Gordon,Mike Damonson were present. <br /> Gundlach stated the applicant is proposing to rebuild on the existing lot,which requires a conditional use <br /> permit in order to construct a church or related structure within an area zoned for one-family residential. <br /> In addition, a hardcover variance is required to permit 43.8 percent hardcover within the 500'-1000' zone <br /> when 40.6 percent exists,43 percent was approved in 1994 by Resolution#3485, and 35 percent is <br /> normally allowed. A sign variance is also required in order to permit a sign measuring 8' by 4' or 32 <br /> square feet where City code normally permits a 12 square foot sign. <br /> Staff recommends approval with the following stipulations: <br /> 1. A hardcover reduction of 483 square feet so that the proposed hardcover conforms to the 43 percent <br /> that was permitted by variance Resolution#3485 approved in 1994. <br /> 2. City Engineer approval of the final grading plan,which should incorporate the comments contained in <br /> Exhibit J. <br /> Gundlach recommended the Planning Commission discuss landscaping as a condition of a hardcover <br /> variance approval. <br /> PAGE 17 <br />
