NO. 2363 <br /> ;• - �, • <br /> A RESOLIITION GRANTING PRELIMINARY APPROVAI� <br /> OF A SIIBDIVISION APPLICATION <br /> FOR RAREId & RICHARD ZIMINSRI <br /> FILE NO. 1214 <br /> WHEREAS, Raren & Richard Ziminiski (hereinafter "the applican�s") <br /> on September 25, 1987 filed a forma]. subdivision application with the <br /> City for a division of 2 lots of a property legalYy described as follows: <br /> See Exhibit A, (hereinafter "property"); and <br /> WH$REAS, after due published and maiYed notice in accordance with <br /> Minnesota Statues 462.358 et. seq. and the City of Orono Zoning and <br /> Platting Codes, the Orono P7.anning Commission held public hearings on <br /> October 19, 1987 and December 21, 1987 at which times al 1 persons desiring <br /> to be heard concerning this application were given the opportunity to speak <br /> • thereon; and <br /> WH$REAS, at their regular meeting held on �'ebruary 8, 1988 the <br /> . Orono City Council considered the subdivision application of the <br /> applicants, noting the following findings of fact: <br /> 1. The property is located within the RR-1B Single Family Rural <br /> Residential zoning district requiring a minimum of 2 acres of <br /> contiguous dry buildab7.e land within each newly created lot. <br /> 2. The property contains a total of 6.2 acres, all of which is <br /> considered dry buildable. <br /> 3. The proposed plat contains 2 lots each meeting the 2 acre minimum <br /> � lot area requirement. � <br /> 4. Each Iot shall be served by an existing curb cut. Lot 1 shall <br /> access only off County Road 6 and Lot 2 shall access only off North <br /> Brown Road. <br /> , 5. All of the lots meet the required 200' width adjacent to the road <br /> and at the rear of the front yard setback line. A single fami].y <br /> residence can be constructed on Lot 2 without the need for any <br /> variances. <br /> � 6.
